Frequently asked questions
Can a landlord evict me without a hearing?
No. A landlord must give proper notice and apply to the Board, and only the Board can issue an eviction order enforced by the Sheriff.
I received an N4 notice. Do I have to move out?
Not necessarily. You can often cancel the notice by paying the arrears within the time allowed, or dispute it at a hearing. Act quickly and get advice.
What does a landlord need to prove at a hearing?
It depends on the application, but typically valid notice, evidence of the issue and a correct amount claimed. Errors in paperwork can sink an otherwise good case.
